Preparing your property for an Estate Agent Valuation

If you’re thinking of selling your property, the first step in the process is getting an estate agent valuation so you can find out what your property is worth in the current market and appoint the right agent to market your property.

There are many things that are out of your control when selling your property; including market conditions, location and the style of your property, but there are things that you CAN control. This blog shares our top tips on how to prepare your property for that all-important Estate Agent visit.

Clear the clutter

Potential buyers don’t want to be distracted by all your clutter, they want to clearly see the space and be able to imagine their own furniture in it. Clutter can be items that are left lying around that don’t belong in that space, or they can be items that you’ve kept for so long and no longer have a use for – and that now need a better home.  Now’s a good time to clear out and tidy up so you can show off your property in the best possible light.

Clear outside areas

Regardless of what time of year it is, your property needs to look just as good outside as it does inside. Clear up any autumn leaves and ensure your lawn is mowed so that your garden looks clear and well presented.

Discuss reasons for selling

During the valuation it’s a good idea to discuss your reasons for selling the property with the agent. This enables them to price your property effectively.  If you are wanting to sell your property quickly, for example, then it needs to be priced at a point that will generate as much interest as possible in the quickest possible time.

Extensions and planning

If you have done any restorations or extensions to the property, point these out to the agent so they can appreciate the improvements you have made.  If you have been granted planning permission to extend or build, have the paperwork at hand so that the agent can verify it and it can be mentioned to potential buyers.

Get the kettle on

An estate agent valuation is not just about finding out what your property is worth, it’s also about choosing the right estate agent.  Sitting down with your estate agent during the valuation is a good way to find out whether they’re the right company to sell your home and whether you feel you have enough rapport with them.

Ask them about other properties they have sold in the area, how they proactively market your property and how they give sellers feedback on viewings.  All these questions are vitally important to ensure you choose the right estate agent.
